A business term loan is a single sum repaid in scheduled installments over a set term, used for expansion, build-outs and refinancing. Rockbank Capital Group, a small-business funding broker in Cookeville, Tennessee, explains amortization, balloon payments and what partners review so Putnam County owners can judge a schedule before signing. The partner, not Rockbank, decides and writes the terms.
| Paid out | Once, at closing |
|---|---|
| Repaid | Fixed installments until the final due date |
| Fits | Build-outs, expansion, refinancing |

One payout, many installments: the term loan
Everything is disbursed on the closing date. You repay it in installments, usually monthly, until the term ends. Each installment covers interest on the balance still owed plus a slice of the balance itself. The agreement fixes the term, the rate type and the payment date before any money moves.
Because you receive everything at once, interest runs on the whole amount from day one. That is the trade against a line of credit, where interest runs only on what you draw.
Amortization, in plain terms
Amortization describes how each installment divides between interest and the balance itself. Because the balance is biggest at the start, the first installments go mostly to interest, and the final ones mostly reduce the balance. Two consequences follow. Paying extra early saves more interest than paying extra late, and the balance falls slowly at first.
To see a payment and total interest for an amount, rate and term you choose, run the numbers in the startup loan calculator.
When the last payment is a balloon
A balloon is a large final payment. The schedule is calculated as if the loan ran longer than it does, which keeps monthly payments low, and the remaining balance falls due in one lump at the end. Owners usually plan to refinance or sell an asset to meet it. If neither works out on the day, the balloon becomes the problem. Ask whether any offer has one, and what happens if it cannot be met.
Expansion projects in Putnam County, TN
Expansion requests read well when the numbers behind them are local and specific. Retail is the largest sector by establishment count in Putnam County, with 359 employer establishments in 2023, and health care and social assistance carried the largest payroll at $318.6 million (U.S. Census Bureau, County Business Patterns 2023). A clinic adding an operatory, a shop taking the unit next door, or a restaurant opening a second room are the kinds of projects partners see from sectors that size.
For a storefront, the order of work matters as much as the loan. The downtown Cookeville, TN storefront checklist covers zoning, permits and lease terms before you price the build-out. For a new dental office, our dental clinic post walks through space, equipment and the months before the schedule fills.
When equipment financing beats a term loan
If the cost is a single machine or a kitchen line, equipment financing lets the item secure the payments and often asks for less paperwork. If the cost is walls, wiring, signage and fixtures that cannot be repossessed in any useful way, a term loan is the usual route. Many projects use both.
What partners review
- Business tax returns, often two years, and recent bank statements
- The project: a contractor's bid, a lease, an equipment quote
- Every current debt, with what it costs each month
- The owner's credit history and any personal guarantee
- Collateral the partner can file a lien against
Tax returns carry more weight here than in short-term structures. What partners look for on tax returns explains the lines that matter, and free help assembling a loan package is listed in the Upper Cumberland help directory.
Before you sign the schedule
- Total of all payments, in dollars, over the full term
- Fixed or variable rate, and how a variable rate moves
- Balloon at the end, or none
- Prepayment terms: can you pay early, and does it save interest?
- Collateral and guarantees named in the agreement
All six structures sit side by side on the comparison page, local figures for planning are on the county's business mix page, and the sector overview pairs term loans with the trades that use them. The four stages show where a term-loan request goes after the first call.
